With prominent frontage onto Clarence Road and Temple Gate, this gateway site will provide 435 much needed high-quality homes and create a vibrant, sustainable mixed use development opposite Temple Meads station.
This site has been identified in the Temple Quarter Enterprise Zone and St Philip’s Marsh Masterplan as a prime opportunity for redevelopment to deliver a landmark gateway building into the city centre.
The proposed development is conceived as a set of buildings of different heights from 4 to 15 storeys, that cluster around a terraced landscaped courtyard and will comprise 435 new homes. A ground floor terrace and public space with uses such as a café and co-working space will connect Chatterton Square and Clarence Road, with landscape design that dramatically improves the public realm and provides a new public route through the site. These spaces are greened with trees and planting to deliver a substantial increase in biodiversity over what is currently there.
Clarence Road is comprised of two parcels of land located either side of Chatterton Street, which have on them the vacant Robins and Day car dealership building and Victoria House, which closed in 2021. This brownfield site is approximately 0.8 hectares in size and has prominent frontage onto Clarence Road and Temple Gate.
The site sits within Bristol’s Temple Quarter, which is one of the UK’s largest regeneration projects and will see 130 hectares of brownfield land developed over the next 25 years into a mixed-use community. This will include the creation of up to 10,000 new homes in the area, 2,500 of them right next to Temple Meads station, of which Clarence Road will deliver 435 new homes.
